Major community and disability services organisation Yooralla is submitting its "Benalla Farm" for auction as the organisation brings together its services at the refurbished and larger Yooralla Community Hub on Mansfield Road, Benalla.
Yooralla has appointed Wangaratta agent Michael Everard of Elders Real Estate to sell the property at a public auction on the site on Saturday 8 December at 11 am.
Located at 167 Sydney Road, or the alignment of the old Hume Highway, the property with its level land form is only 3 kms to the north of the Benalla central business district
On the western side of Sydney Road the land area is 16.19 hectares, or 40 acres, and it has front and rear frontages of approximately 200 metres by a depth of approximately 800 metres.
Selling agent Michael Everard says that it is the existing infrastructure and facilities that will appeal to a purchaser.
In that regard he says that Yooralla's Benalla Farm is a special type of property that you don't see on the market very often.
"It was acquired in 2011 and has been used for activities and training for people with disabilities and used by other community organisations including the Regent Honeyeaters Association, EdSpace and the local Woodworkers Association.
"Foremost amongst the improvements are the buildings which are four steel framed, clad structures each built to meet a defined purpose together with all the usual services," said Michael.
These include town water, power, gas and with a licence to take water from a Goulburn Murray Water channel.
The buildings include a machinery shed of 580 square metres on the ground floor and with a further 145 metres as a mezzanine level.
There is also an outdoor amenities block with toilet with an area of 22 sqm.
The stock shed and outdoor classroom as an industrial style building with three open bays and one that is enclosed and has two roller doors with a building area of 180 sqm.
The hay shed is a clear span structure open on three sides with a building area of 280 sqm.
Then there is the storage shelter and storeroom even including a kitchen with a wood fired pizza oven that has an area of 65 sqm.
The property is readily accessible with a sealed driveway and a cattle grid at the entry then a gravel service road that extends to the rear of the holding.
The property is pastured and well fenced into several paddocks with a reticulated trough system providing stock water.
There is also a large dam, a wetlands area, while two orchard plantings are already established.
These include a two-hectare block of pistachio nuts and about 200 olive trees as the Farm was also used as the base for Yooralla's gardening and maintenance crew and provided employment opportunities for people with disability.
Elders selling agent Michael Everard says although there are no residential facilities these could be added by the successful purchaser.
"The property is held under a Special Use zoning, but our enquiries indicate the local Council will consider a range of future uses for this holding which is on the edge of an expanding commercial activity zone.
"I think there is a real opportunity here with the existing buildings and infrastructure suited to a multiplicity of uses and the property may also appeal to ar hobby farmer, social or community or education provider.
"Yooralla established their Benalla Farm to achieve a broad range of employment, skills training, recreation and group activities and to encourage users to connect with nature, to meet other people and to participate in the local community.
"I welcome all inspections as I am sure there is a buyer, perhaps a hobby famer, a business operator, or education or community group who will immediately recognise the capital that has been invested here together with the ideal main road location and land size," said Michael..
